What changed in 2026

On 18 March 2026 Fannie Mae issued Lender Letter LL-2026-03, with Freddie Mac matching it the same day. Three things matter enormously to you. Fast-track reviews were retired on 3 August 2026, so nearly every condo project over ten units now faces Full Review on every transaction, regardless of the deposit. The minimum reserve allocation rises from 10 per cent to 15 per cent on 4 January 2027. And baseline reserve funding is no longer accepted at all.

Most associations were not meeting even the old 10 per cent.
