Miami Beach Mapped at an Unparalleled Building-Level Scale. This is an impressive and very rare fire insurance atlas devoted exclusively to Miami Beach, issued just six years after incorporation and capturing the city at the dawn of its transformation into a resort metropolis. Though marked Volume One, this atlas encompasses the full extent of Miami Beach proper, from Government Cut in the south to the Surfside line in the north. A second volume, issued later, extended coverage to Indian Creek, Bal Harbour, and other newly developed tracts north of the city limits.Sanborn atlases combine large scale (generally 50 feet = 1 inch here) with a uniform symbology that distinguishes every building by structural material, floor count, use, window type, hydrant location, and dozens of other risk variables. In a young city dominated by wooden hotels and speculative frame bungalows, these sheets offered underwriters a granular portrait of fire vulnerability while simultaneously chronicling the emergence of Art Deco Miami in the 1930s and the high-rise resort culture that followed World War II.RevisionsSanborn atlases are built to evolve. Each plate begins as a fixed base map, hand-colored to show every structure s material, height, use, and fire vulnerability. Over time, changes were not redrawn but layered on through pasted slips applied in the field, one on top of the next, rendering the atlas a tactile record of architectural and urban change. In this example, 28 separate revisions (nos. 24 51) were applied between April 1945 and February 1962. Together they document the massive reconfiguration of Miami Beach: the filling and subdivision of Biscayne Bay, the overlay of modern concrete hotels on 1920s bungalow grids, and the Cold War militarization of the southern tip. This layering tantalizingly means earlier versions remain just beneath the surface. Slips often leave edges exposed, and in some cases, holding a sheet to the light reveals the ghost of a vanished streetscape, hinting at the city s prior incarnations. The result is a working object of extraordinary richness, in which the physical form of the atlas mirrors the palimpsest of the city itself.RaritySanborn atlases were printed in small runs for commercial use and routinely discarded when obsolete. The Library of Congress has a few editions of the atlas. And OCLC records a 1921 edition ("sheets 1-12") at the University of Florida.
