Laid-in is a 13 1/2" x 16" map of Southwestern Minnesota, that is folded to 6 3/4" x 4" and comprises the counties of Faribault, Martin, Jackson, Nobles, Rock, Pipestone, Murray, Cottonwood, Watonwan, Blue Earth, Nicolet, Renville, Brown, Redwood, Lyon, Lincoln, Yellow Medicine, and Lac qui Parle. This is an area of 7,580,729 acres or 11,854 square miles. Emigrants are advised of three great lines of train travel, available to the region for the ones looking to relocate, the invalid seeking health, the capitalist seeking investment, the tourist seeking pleasure, or the sportsman seeking his favorite game. "The inducements it offers to all these different classes are, the soil and what it will produce, the climate, the growth of the country in population and wealth, the lakes and the rivers, forests and prairies, with which its surface is diversified." Covers are lightly used with a few small closed tears to the extremities, folded map is in fine condition, pamphlet is internally clean and tight, overall a solid very good copy.

Inside front cover provides a map of South eastern Nebraska showing 950,000 acres of land for sale; inside rear cover provides a map of Southern Iowa showing 50,000 acres for sale; and rear cover provides a map showing the leading through routes to the West and the lands offered for sale. The land in Nebraska is offered at from $1.50 to $8.00 per acre, sold on ten years credit at six percent interest, with a 45 percent discount for payment in cash. The land in Iowa is offered at from $5.00 to $15.00 per acre sold on ten years credit and at six percent interest, with 35 percent discount for payment in cash. To encourage prospective buyers the railroad offers: "Every settler upon a new western farm helps to solve the labor problem. He can produce his own bread and meat, while he swells the demand for manufactured articles, and to that extent aids the laborers engaged in their manufacture." Stamp of F. G. Wright, Agt., Reading Penn." at bottom of front cover, a small old water stain to bottom edge of a few outer pages, covers and a few end pages have tiny dot flecks, probably caused by flies as there is a small stringed loop for hanging the booklet at the top edge, covers are soiled, but the overall condition is sound and quite serviceable. Overall a good copy of a very scarce report.

Very good: moderate staining and a few small nibble holes to outer panels costing a couple of characters in panels, and a tiny portion of the main map; a few small separations at intersections. This is a rare timetable/land promotional issued by the Houston and Texas Central System of Railroads ("HTC") with three maps. Chartered in 1848, the line was a predecessor of the Union Pacific Railroad and construction began in 1856. It ultimately stretched 872 miles from Houston to Dallas and Denison with branches to Austin and Waco. The map of the United States is printed in four colors with Texas showing the HTC rail lines in a thick black. There are two illustrated vignettes at bottom, one showing cattle grazing, the other portraying African Americans picking cotton. To the left of the image of cotton picking is a panel of text that touts the growth of the cotton crop since 1887 as well as a recommendation for land agents in southern Texas. The inset county map of Texas shows the HTC rail stops in far more detail. A third, smaller circular inset map on the rear outer panel provides a detailed 100 mile radius around Houston. Three text panels contain timetables as of August 1897. Four panels advertise specific routes including the Lone Star Special and the Buffet Sleeper Line. Two more contain land promotionals including one from a San Antonio land agent for the HTC, C.C. Gibbs, who ultimately became Texas Land Commissioner.
