_____Single sheet, 11 x 17", printed on both sides and folded to form two leaves, then folded to thirds for mailing. _____ Prospectus for the company's 3500 acre resort development on the Lake of the Ozarks in Benton County, Missouri. _____ The text outlines the history of the Lake created by completion in 1931 of the privately owned Bagnell Dam across the Osage River._____ At this 1931 point the lake has now backed up to Warsaw, some 10 miles upstream of the property. _____ It also emphasizes the proximity by road from Kansas City, hoping to attract investors looking for a summer vacation site._____ Ends with a wish-list of future improvements led by "a landing field for air machines". _____ The front sheet has an artist's rendering of the "Club House Now Being Built.". _____ The interior has a 7 x 9.5" map of the lake with Lakeview Heights overprinted in red._____ Also in red is a simple route map from Kansas City through Sedalia to Lincoln and the resort. _____ The back page has photos of two rustic residences apparently owned by officers of the company. _____ The front panel has a couple of skinned patches and is lightly soiled. _____ A couple of the folds have 1/4" edge splits. _____.
