(clerk). 'Know all Men By These Presents that I Josiah Roop, of the town of Shasta.for and in consideration of the sum of two hundred dollars to me in hand paid, the receipt whereof is hereby acknowledged have this day.unto Sevey (sic).sell.lot of ground with the improvements thereon said lot of land lying and being in the town of Weaverville.and being on the corner directly across the street from Stuarts house, said house being the same that was built by John Ray in the fall of 1850 and by him sold to me, being the same house in which one William Lean (?) and myself had some goods in the month of last November - and occupies the corner immediately opposite the store of said Stuart.Josiah Roop (drawn 'seal' and witness signatures).' Below is a hand-drawn map of the lot with dimensions in feet at corner of Main Street and 'cross Street.' Leaf three, continuing to leaf four, in another hand, is a lenghy description of the lot followed by signature of Seavy, dated 17th Oct. 1857, and, below that, handwritten signed with drawn 'seal' certification by John C. Binch (?). Previously folded, else very good.
